ALAFIA RIDGE ESTATES




LITHIA -- In eastern Hillsborough County, a residential developer has scooped up 142 acres and plans to turn it into his own Ponderosa "Horse Community".

Alafia Ridge Estates, at 100 Keysville Road, east of County Road 39, is a planned Horse Community of 21 estates. The lots are not just big, they're huge, averaging 6.3 acres each. The smallest lot is five acres, with the largest lot encompassing 12 acres.

The land use is zoned residential-agriculture, which allows for no more than one house per five acres. This zoning was no problem for the partners developing Alafia Ridge, as they want to make it an equestrian community.

Matthew Yarborough and his father Thomas, along with Carl Larson, make up the Tampa-based partnership, Alafia Ridge Estates LLC.

Matthew Yarborough said the developers had the opportunity to rezone the property from its current zoning to allow for more homes but decided to keep the agricultural zoning in place.



"It's an equestrian community, so we're hoping to attract horse people that want a rural lifestyle," said Yarborough. "It's a unique development and one I intend to live in, so the impetus to keep things natural was strong."

The project will be developed in two phases, with 10 homes in block 1 and 11 units in block 2. The property has more than 30 acres of ponds and more than a mile of horse trails will be added. The land cost $1.1 million, with roads and infrastructure expected to cost another $870,000. The community also will be deed restricted. One restriction calls for any home built to be a minimum of 3,000 square feet.

"We could have gone through the rezoning process, but we want this community to be exclusive and substantial," said Yarborough. "We want the people that do buy to build 5,000- to 6,000-square-foot homes."

The preliminary plan has received county approval and the construction plan is complete.

Only allowing custom builders to build here," said Yarborough. "There will be no production homes here."
